Roofs on the south coast rarely fail all at once. They go slowly: granules collecting in the gutters, curling along the sun-exposed slopes, a valley that stays wet long after the rain has stopped, then a ceiling stain that shows up every October and fades again in July. By the time the stain arrives, the roofing has usually been finished for a while.

When Replacement Beats Another Repair

The deciding question is whether the failure is local or general. A lifted ridge cap, a cracked boot around a plumbing stack or a rusted-through valley is a repair, and it should be treated as one. Widespread brittleness, bald patches where the mat shows through, or a roof that has already been patched in four places tells a different story.

Age plays into it too. A roof that has spent decades under Greater Victoria’s long damp shoulder seasons has been through far more wet-dry cycling than the same roof in a dry interior climate, and moss on the north-facing slopes accelerates the process by holding moisture against the shingle edges.

What Actually Gets Replaced

A replacement is not a new surface over old bones. Once the existing material is stripped, the sheathing is walked and sounded for soft spots, then underlayment, drip edge, valley metal, step and counter flashing, vent boots and roof vents all go on new.

Pre-1940 houses in Fairfield, James Bay, Rockland and Oak Bay were frequently built with board decking rather than plywood sheets, and homes converted from cedar shake often sit on spaced skip-sheathing. Neither is a problem in itself, but both need to be seen before a system is specified, and both are common places to find rot around chimneys and old flashing lines.

Ventilation Gets Sorted at the Same Time

The best moment to fix an under-ventilated attic is while the roof is open. In a damp coastal climate, warm indoor air condensing on cold sheathing rots decking from underneath and mimics a leak precisely. Intake at the soffits and exhaust near the ridge are checked and corrected as part of the work rather than left for a future call.

    Written Scope and Quote

    You receive a detailed quote listing the system, the materials and an allowance for deck repair, along with a realistic sense of the schedule.

  3. 03

    Tear-Off and Deck Repair

    Existing roofing is stripped to the sheathing and hauled away. Anything soft, delaminated or rotted is replaced before the new system goes down.

  4. 04

    Install and Clean-Up

    The new roof is installed in proper sequence with new underlayment and flashings, then the property is swept and magnet-rolled for stray nails.

Frequently asked questions

  • Age and pattern matter more than any single leak. If the damage is isolated to one flashing, one valley or a few wind-lifted shingles, repair is usually the better spend. When granule loss, curling and brittleness are showing up across whole slopes at once, the roofing has reached the end of its service life and patching only buys months.

  • It is sometimes physically possible, but it hides the one thing worth seeing. A layer-over means nobody looks at the sheathing, the old flashings usually stay in place, and the added weight and trapped heat shorten the life of the new roofing. On the damp coast a full tear-off is the more reliable approach.

  • The dry stretch from late spring through early autumn is the easiest window, since the deck can be opened and dried without racing weather. Replacements still go ahead through the wet months by working in shorter dry spells and drying-in each section before the day ends.

  • A straightforward single-storey home with simple slopes is often a matter of a few working days. Heritage properties in areas like Fairfield or Rockland take longer, because steep pitches, dormers, multiple valleys and layered old roofing all slow the tear-off. Weather and any deck repair extend it further.

  • It gets photographed, shown to you and replaced before the new roof goes on. Rot is common under old cedar shakes and around chimneys, skylights and valleys where flashing has failed. The quote carries a deck-repair allowance so the discovery is expected rather than a surprise mid-job.
