Roofs almost never fail because the roofing wore out on schedule. They fail because a boot cracked, a valley filled with needles, moss took the north slope, or a length of flashing lifted at one end, and none of it was visible from the driveway.

The Economics Are Not Close

A deteriorating sealant joint at a plumbing stack is a few minutes of work. That same joint after two wet winters has soaked the sheathing around it, wet the insulation below, stained a ceiling and started mould in an enclosed space. The repair is no longer a roofing job. It is a roofing job plus a drywall job plus an insulation job.

This is the whole argument for maintenance, and in a climate with heavy October-to-March rainfall and long damp shoulder seasons, the gap between the two costs opens faster than it does almost anywhere else in the country.

What Deteriorates Here, Specifically

Moss and algae. Growth on north-facing slopes is endemic rather than occasional in this damp temperate climate. Moss holds water permanently against shingle edges, lifts them as it thickens, and keeps the surface from ever drying properly.

Organic debris. Douglas fir needles and Garry oak leaves accumulate in valleys, behind gutters and against any raised detail. A packed valley cannot carry the water it was sized for, so the water goes sideways under the roofing instead.

Sealant and fasteners. UV exposure hardens and cracks sealant at penetrations. Thermal cycling backs fasteners out slowly. Both are trivially fixable and both cause leaks when they are not.

Wind effects. Storms off Juan de Fuca Strait break the seal bond on shingles, particularly along ridges and exposed edges. A shingle that has lost its seal looks fine until the next gale.

Timing Matters

Early autumn is the useful window. Clearing drainage and correcting small faults before the wet season means the roof enters winter working properly, which is the entire point. A spring visit is worth adding on treed lots, to clear what came down over winter.

What Maintenance Does Not Do

It will not rescue a roof that has reached the end of its life. If the shingles are brittle and losing granules across whole slopes, maintenance is the wrong spend and the honest answer is to say so and talk about replacement instead.

    Valleys, gutters, downpipes and roof-to-wall junctions are cleared so water leaves the roof by the route it was designed to take.

    Correct Minor Faults

    Loose fasteners, lifted ridge caps, deteriorating sealant at penetrations and small flashing issues are put right during the visit where practical.

  • Annually suits most homes here, with autumn the best timing so drainage is clear before the heavy October to March rain arrives. Properties under Douglas fir or Garry oak often benefit from twice a year, because needle and leaf load builds up faster than the roof can shed it.

  • It does not add years beyond the material's design life, but it stops a roof failing early, which is the far more common outcome. Trapped moisture under moss, standing water in blocked valleys and unattended flashing faults all shorten service life well ahead of the shingles wearing out.

  • A slope-by-slope condition check, clearing of valleys, gutters and downpipes, inspection of all flashings and penetrations, minor corrections such as resecuring loose ridge caps or fasteners, and a written report on anything larger that is developing.

  • A roof that is not leaking is exactly the right time. Maintenance is cheap relative to what it prevents, and the failures worth avoiding, rotted decking, saturated insulation and mould in the attic, are all well underway before any water reaches a ceiling.

  • Ground-level gutter clearing and keeping branches trimmed back are reasonable homeowner tasks. Going onto the roof is another matter, particularly on the steep pitches common in older neighbourhoods and on any surface carrying moss, which is genuinely slippery when wet. Walking a brittle old roof also causes damage.
