We do. Flat and low-slope commercial systems are a regular part of our work, particularly in downtown Victoria and along the low-rise commercial streets in the surrounding municipalities. Those roofs fail at seams, drains, parapets and penetrations, and they are assessed differently than a sloped residential roof.
An inspection settles it. Granule loss, curling or brittle shingles, failed sealant strips, degraded flashing, soft decking and widespread moss all point toward replacement, while isolated damage around a single detail usually does not. If your roof has years left in it, we will tell you that rather than sell you a new one.
