New construction and the first decade

A large share of Langford’s roofs are recent, which changes the work entirely. Nobody in Westhills is replacing a worn-out roof; they are dealing with details. Ventilation that was calculated loosely for a complicated roof design, flashing at a wall or skylight installed quickly during a busy build cycle, a vent boot that has cracked early — those are the failures that appear in the first ten years, and they are almost always repairable rather than terminal.

We install on new construction as well, and there the priority is a complete system and a schedule that does not hold up the trades behind us. Underlayment, flashing, ventilation and edge metal all get specified in the quote rather than assumed on site.

Modern rooflines are not simple rooflines

Contemporary builds here favour intersecting gables, multiple dormers, bonus rooms over garages, and a high count of vents, stacks and skylights. Every penetration is a potential entry point and every intersection needs a correct flashing detail. Geometry is complexity, and a new roof with twenty penetrations can be harder to keep watertight than a plain older one with three.

Bear Mountain sits in a different climate

The elevation is real. Stronger sustained wind, colder overnight temperatures and occasional snow load are conditions the sea-level neighbourhoods do not deal with. That puts weight on edge and ridge fastening, on eave details where meltwater can back up under a covering, and on ventilation that keeps the deck cold enough to avoid condensation and ice cycling.

The older Langford

Happy Valley, Luxton and the Goldstream side are a different job entirely — older houses on larger treed lots, outbuildings, additions accumulated over decades and heavy conifer debris. Those roofs are maintained and replaced on the same terms as anything in Saanich or View Royal, and the tree cover is the dominant factor in how long they last.

  • Material warranties cover the material. Most leaks on newer homes come from installation details — a flashing at a wall or skylight, a vent boot, a ventilation shortfall causing condensation — which sit outside a product warranty. An inspection identifies which category the problem falls into before you spend time pursuing a claim.

  • The elevation brings more wind, colder nights and occasional snow that lower neighbourhoods do not get. That puts more emphasis on edge and ridge fastening, on eave details where meltwater can back up, and on properly balanced ventilation to keep the roof deck cold and condensation down. It is a meaningfully different exposure to the valley floor.

  • Often it is condensation rather than a leak. Rooms tucked into the roof structure have compressed insulation and constricted airflow above the ceiling, so warm moist air reaches a cold deck and condenses. The fix is usually ventilation and air sealing rather than roofing, and we will say so if that is what the inspection shows.

  • Keep the drainage paths clear and the limbs off the roof plane. Continuous needle drop fills valleys and gutters, and standing debris keeps shaded sections wet long enough for moss to take hold. On large rural-edge lots that maintenance is the main determinant of how long the roof lasts.
