A roof usually tells you something is wrong in the least helpful way possible: a stain in the corner of a ceiling, a drip that only shows up in driving rain from the southeast, or a shingle in the garden after a windy night. None of those point directly at the thing that failed.
Most Roofs Fail at the Details
Field shingles across an open slope are the simplest part of a roof and the part that fails last. The trouble concentrates where the roof plane is interrupted: chimneys, walls, valleys, skylights, plumbing stacks, vents and the roof edge.
Those transitions rely on flashing, and flashing fails in predictable ways. Sealant hardens and cracks. Metal corrodes at the fastener holes. Counter flashing pulls away from mortar joints as an old chimney weathers. Step flashing gets face-nailed during a previous repair and lets water behind the wall cladding.
The Local Version of the Problem
Greater Victoria adds a few specific stressors. Heavy October-to-March rainfall means any defective detail gets tested repeatedly rather than occasionally. Moss on north-facing slopes lifts shingle edges and holds water against them. Needle and leaf litter from Douglas fir and Garry oak packs into valleys and behind gutters, damming water back up under the roofing.
Deciding Between Repair and Replacement
The honest test is the condition of the material next to the damage. Shingles that still flex, seal down and hold granules can accept a repair that lasts. Shingles that snap when lifted cannot, and a repair on brittle roofing tends to create the next leak at its own edges.
Roof age, the number of previous patches and what the attic looks like from underneath all feed into that call. If the answer is replacement, saying so early is more useful than a repair that buys one wet season.
What a Repair Should Include
Removing the failed component, inspecting the sheathing beneath it, correcting any underlying cause and reinstalling the detail so water sheds by geometry rather than by sealant. Sealant is a supporting player. A detail that depends entirely on caulking to stay dry will need doing again.

Frequently asked questions
It depends on how much sound roofing surrounds the damage. If the shingles nearby are still flexible and holding their granules, a repair is sensible and can add years. If they crumble when lifted, a repair will not bond properly and the money is better put toward replacement.
Flashing is the leader by a wide margin, especially step flashing at wall-to-roof junctions and counter flashing at chimneys. After that come cracked vent boots, wind-lifted ridge caps, failed valley metal and damage from overhanging Garry oak and Douglas fir branches.
Yes, and many are, because that is when problems announce themselves. Work is scheduled into dry windows and the opened area is dried in before the day ends. Some detailed work, particularly anything needing sealants to cure, gets better results in drier weather.
Close, usually not perfect. Shingle colours weather over time and some discontinued profiles are hard to source, so a repair on an older roof is often visible on close inspection. Matching improves when material is pulled from a less visible slope and used in the repaired area.
